Lexington-Fayette Board of Adjustment to hear zoning appeals and elect new vice-chair

LEXINGTON, Ky. — The Lexington-Fayette Urban County Government Board of Adjustment is scheduled to hold a hearing on Monday, July 10, 2023, to address zoning appeals and other critical matters. The meeting will be called to order at 1:30 p.m. in the Council Chambers located at 200 East Main Street, Lexington, Kentucky.

Among the key items on the agenda is the public hearing on zoning appeals. The Chair will swear in witnesses, including applicants, objectors, and anyone in the audience who plans to speak on any appeal before the Board. This will be followed by a sounding of the agenda to streamline the hearing.

One of the variance appeals to be considered is PLN-BOA-23-00046 filed by NLWS, LLC. The company is requesting variances to reduce setbacks and buffer widths to construct an addition and associated parking at 573 N. Limestone. The proposal is aimed at alleviating the demand for on-street parking for a future banquet facility. The staff has recommended approval of the variances, with the conditions that construction be in accordance with the submitted application materials and site plan, and necessary permits and approvals be obtained prior to construction.

Another notable appeal is PLN-BOA-23-00047 from CCG Ventures, LLC, seeking a conditional use permit to establish a personal care facility at 319 Duke Road. The existing building, previously approved for an assisted living facility, will be repurposed. Staff has recommended approval, contingent on the operation being in accordance with the submitted application materials and site plan, and necessary permits and approvals being obtained.

Additionally, the board members will address items such as electing a new vice-chair and appointing a new member to the Landscape Review Committee.
